This website is run by Chloe Tan (REN 65782), a Real Estate Negotiator registered with Malaysia's Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP), practising under Nexsgen Realty Sdn Bhd, a Registered Estate Agency holding licence E (1) 1914.

You can verify both the negotiator registration and the agency licence yourself on the BOVAEP public register. Our office is at 1-1, PJ 21 Commercial Centre, Jalan SS3/39, 47300 Petaling Jaya, Selangor, Malaysia.

What this website is — and is not

This is an independent marketing website for Accent PJ, a development in Section 13, Petaling Jaya. It exists so that people interested in the project can register early and receive information as the developer releases it.

It is not the official website of the developer, Avaland Berhad, and it is not operated by or on behalf of the developer. Where this site shows the project name, renders or plans, that material originates with the developer and remains theirs.

Our relationship with the developer

We market this development as a registered estate agency. We do not control the project. Pricing, specifications, layouts, facilities, availability and launch timing are decided by the developer alone and may change without notice. Nothing on this website is an endorsement by the developer, and nothing here forms part of an offer or contract — any purchase is governed solely by the Sale and Purchase Agreement you sign with the developer.

How we are paid

Our service is free to you. We are paid a commission by the developer, and only if a sale completes. We will never ask you for a fee, a deposit, a booking payment or any other money through this website. If anyone claiming to represent this site asks you for payment, treat it as fraudulent and contact us directly using the details below.

What happens when you enquire

When you message us, we send you what the developer has released — floor plans, indicative pricing where available, and launch details as they are confirmed. Any figure we share before the official launch is indicative only and is not binding until the developer confirms it in writing.

We contact you about this development only. You can ask us to stop at any time and we will.

How we handle your information

This website has no enquiry form and collects no personal details from you on the page itself. We only receive what you choose to send us by WhatsApp, phone or email, and we use it solely to answer your enquiry, in accordance with Malaysia's Personal Data Protection Act 2010.
